Gloucester Twp NJ certificate of occupancy: sale and rental rules

Confirm with the Gloucester Township offices before you rely on this page. Gloucester Township states that the construction office issues no certificate of occupancy for resales; what a sale needs is the smoke and carbon-monoxide certification from whichever of the township's six fire districts covers the address, and each district sets its own fees. Districts 1 and 4 charge $45 with ten or more business days before settlement, $90 with four to nine and $161 with fewer than four, plus $45 for a failed inspection or no-show; Districts 2 and 6 charge $35, $70 and $125; District 5's form prints no fee and District 3 takes applications by phone. For rentals the township site shows only a $50 Landlord Identity Registration with the Clerk. The District 1 form was updated 9 December 2025 and drops the extinguisher; the District 2, 5 and 6 forms still list it.
