Certificate of occupancy Evesham NJ: resale and rental rules

Confirm with the Evesham Township offices before you rely on this page. Evesham's construction department states that it does not inspect existing residential homes for a certificate of occupancy or continuing certificate of occupancy at resale, so the only certificate is the smoke and carbon-monoxide certificate from Evesham Fire-Rescue, the fire district: $70 when requested more than ten business days before the change of occupant, $115 at four to ten, $160 at fewer than four; $35 per re-inspection, with a third visit needing a new application; a $500 penalty per occurrence for changing occupancy first. Rentals need the same inspection at every change of occupant, and the fire district still requires a fire extinguisher for rentals only; landlords of pre-1978 units also file a lead-safe certificate with the township for $45. The fire district's page is undated.
