Certificate of occupancy Edison NJ: resale and rental rules

Confirm with the Edison Township offices before you rely on this page. Edison needs two certificates for a sale: the municipal Residential Resale Certificate from Code Enforcement ($150, application emailed, at least three weeks before closing on the form and four weeks on its checklist) and the state smoke and carbon-monoxide certificate from the Fire Prevention Department, which must be issued first. The smoke certificate is tiered by how many of the town's alternating business days remain before the inspection: $60 with more than ten, $90 with five to ten, $140 with one to four; re-inspection $20; no-show $50; valid 180 days; a $500 penalty for closing without it. Landlords need a Rental Reoccupancy Certificate of Approval from the Division of Health ($75 per unit, $100 per re-inspection) plus landlord registration. The smoke application was updated in April 2026 and no longer names the extinguisher.
